WEEK 1 • OCTOBER 2026 MARKET CONTEXT

What Athens and Oconee County Buyers and Sellers
Should Know This Fall

If a move is on your mind this fall, it helps to understand both the broader Georgia market and what is happening closer to home. Here is a look at September 2026 statewide figures, followed by Oconee and Clarke County activity and what to consider for your next move.

The Statewide Picture

Georgia REALTORS’ September 2026 report shows a statewide median sales price of $355,000, up about 1% from September 2025. Days on market increased about 9% to 62 days, while inventory rose about 4%. These figures describe Georgia as a whole. Together, they suggest that longer selling times can coexist with relatively steady prices.

County-level figures add another layer of detail. The statewide report comes from Georgia REALTORS, while the local snapshots come from Georgia MLS. Their reporting coverage differs, so the figures provide context rather than a direct comparison of identical datasets.

A Closer Look at Oconee and Clarke Counties

September 2026 residential figures from Georgia MLS show how activity differs between our two local markets.

OCONEE COUNTY

Median sales price: $588,500 | Up 17.9% from September 2025

Homes sold: 34 | New listings: 60

Active listings: 219 | Up 14.7% from September 2025

CLARKE COUNTY

Median sales price: $360,000 | Up 11.6% from September 2025

Homes sold: 85 | New listings: 163

Active listings: 458 | Up 49.7% from September 2025

What This Means for Your Move

Both counties recorded higher median sales prices and more active listings than a year earlier. More available listings can give buyers additional homes to compare, while sellers should pay close attention to their competition.

A higher countywide median does not mean every home increased in value by the same percentage. The types and prices of homes that sold influence that number. Your home’s condition, location, and recent comparable sales provide a more useful starting point for pricing.

For sellers start with your competition

Before choosing a list price, compare your home with recent nearby sales and the properties buyers can tour today. Consider condition, layout, lot, updates, and location. Price per square foot can help frame a comparison, but it cannot explain every difference between two homes.

At Wade House Realty Group, our recommendation is to make pricing and preparation decisions together. If similar homes offer updated finishes or fewer immediate repairs, buyers may factor that difference into their offers. A thoughtful starting price gives your marketing a clearer direction.

For buyers prepare before you negotiate

A home that has been available for a while may offer an opportunity for discussion, but time on market alone does not tell you what the seller will accept. Review comparable sales, the property’s condition, and its pricing history before deciding what to offer.

Discuss your budget with a lender early, including estimated taxes, insurance, and any association dues. Knowing what feels comfortable each month can help you evaluate a home without relying only on its asking price.

Look at the decisions in front of you

For a seller, that may mean reviewing showing feedback and adjusting the plan. For a buyer, it may mean narrowing the search to homes that fit both the budget and daily routine. Neither decision requires predicting the entire market. It requires useful information about the property and your next step.
